Here's an interesting 80 acre wooded recreation parcel. It has some steep ravines, rolling terrain, higher and lower areas, just a few hundred feet off the South end of Kiviranta Road. The Dews and Creeper Creeks combine just west of the parcel and this creek/small river meanders back and forth across the north end of the parcel; it appears to become the W Branch of Sturgeon River east of the parcel. The creek is fast flowing in the spring and is 8-10 feet plus across in some locations. It would seem to be easy to drop a couple trees and make a walking/atv bridge in the right spot. Parcel is surveyed. Seller says it was thinned 8-10 years ago by a neighboring logger. The thinning took mature hardwoods and mature softwood. Many areas were not touched due to difficult access; seller says a lot of good woods remain. There is an old 1950s mobile home in NE corner of the parcel, just south of North boundary--seller places no value on it. It appears in aerial photos east of the last place on East side of Kiviranta Road. There appears to be physical access from neighboring parcels on west side of Kiviranta Road, but the sellers just have a verbal permission from them. No recorded easements, and buyer will need to figure out their own access. This west access road does have a bridge over the river too. Seller is not giving permission to trespass on neighboring or adjacent land. This is an interesting vacant parcel priced to sell for the right buyer.
